THIS WARRANTY DEED, Made and executed the 25th day of May
19 66 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to G$ORGS J. ALLEN,
whose postoffice address is 11200 Wsycross Way
Kenaington, Maryland 20795
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does qrant, bargain, seZl, alien, remise, re-
lease, convey and confirm unto the grante~, all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) numbered 1 , Block numbered 114~ , Unit numbered 9,
LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11,
paqe 27, Public Records of St. Lucie County, Florida.
TOGETHER with all the terements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to se12. and eonvey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit;
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Book 242,
at Page 477, Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 19 66 and subsequent years.
