SCHEDULE A
Mortgage Deed from Spear & Lyon Groves, Inc. , a Florida corporation,
to the Florida First ~lationai Bank at Vero Beach, a U. S. banking corpora-
tion, dated August 29, 1966. ~
The South 1320 feet of the SW I/4 of Section 7, Township 36 South, Ran,ge
38 East; said land lying and being in St. Lucie County, Florida.
SUBJECT TO all easements, restrictions, reservations, dedicaaons and
rights of way of record, and further subject to an easement for road, canal
and dike right of way over the East 35 feet of the above-descr~bed property
to ail the property holders in the South 1/2 of Section 7 and all of Section
I8 as shown in the Easement recorded in Official Record Book 11 at page 344,
Public Records of St. Lucie County, Florida for roads, dikes, water control
system and drainage.
TOGETHER WI'IH an undivided 1/12th interest in and to the pumping sta.tion
and water control system, drainage and irrigation pump house, dikes,
drainage canals lying along the center line o# Sections 7 and 18 and all other ~
installations available on the above Iand as particularly set forth in Official ~
Record Book 11 at page 344, St. Lucie County Records, and the Grantee hereby
agrees to assume, upon the recording hereof, all rights and liabilities under ~
said A.greement for its proportionate share of said ownership therein.
SUBJEGT TO an easement over the South 25 feet of the SW 1/4 of Secrion 7, ~
Township 36 South, Range 38 East, and subject to a similar easement over the
North 25 feet of the South 1320 feet of the SW 1/4 of Section 7, Township 36
South, Ra.nge 38 East, all of which being reserved #or drainage and irriga-
tion purposes which said easement has been conveyed to the adjoining pro-
perty owners on the North and South of the above-described property.

TOGETHER WTTH an easement over the North ZS feet of the NW 1/4 of ~
Section 18, and together with an easement over the North 25 feet of the ~
~ South 1345 feet of Section 7, Township 36 South, Range 38 Eas~ The purpose ;
, of these easements is for a 50-foot dike ditch and canal right of way for '
~ irrigation and drainage purposes being 25 feet either side of the North line
of the property and a similar easement of 50 feet, being 25 feet either side of
the South line of the property being purchased, both being for common drainage, r~ ~
irrigation and water conservation purposes for the above-described property as
well as the properties adjoining to the North and to the South of the above-des- ~
cribed property.
THE MORTGAGOR COVENANTS AND AGREES, among other covenants, to ~
culti.vate, fertilize, prune, spray and otherwise keep, care for, improve and , ;
maintain the citrus grove now located on theabove-described land in a good ;
state of cultivation and fertilization according to the best standards prevailing
in the vicinity of the land at the time, and the Mortgagee may not claim a default ' ~
for the failure to corriply with this covenant until the Mortgagor shall have faiied s
to correct any such default within twenty (20) days after such default sha11 have
been brought to the attention of the Mortgagor by the Mortgagee.
