of said canal N 88° 06' E 681.4 feet thence South 820 11' East 147.6

381.~ feet, still along said canal center line, thence South 89° 58'
East 1358.3 feet still along said canal centeX line, to the east line
of said Section ~3 at a point 23.3 feet south of the northeast corner
thereof, thence turn and leave said canal center line and run south
alon~ the east line of said Section 33 to the southeast corner of
said Section 33, thence west 2568 feet to the point of beginning.
Containing 313.04 acres, mare or less.
TRACT IV.
A non-exclusive easement for ingress, egress--and water control as set
forth in paragraphs 1(a) and 2(b) of a road and canal easement given
by Wright W. Carlton and wife to W& W Groves Company, Inc., and
others, filed June 20, 1961, recorded in Official Records Book 12,
Page 534, and to Edsall Groves, Inc. and Herschel A. Auxier, filed
June 2, 1961, recorded in Official Records Book 11, Page 321, and to
Burks Alden Smith and Compere Loveless, filed July 26, 1961, recorded
in Official Record Book 15, Page 8, and to Leo Groves, Inc., filed
January 31, 1962, recorded in Official Records Book 28, Page 633,.and
in any other identical easements given by Wright W. Carlton and wife
and now appearing of record, all in the public records of St. Lucie

29 feet North of the center line of an existing ditch to a point on
the East right of way line of Canal C-23; said point being 24 feet ~

along the East line of Canal C-23 a distance of 2,925.20 feet to a
point that is 135 feet East and 275.27 feet South of the West Quarter
