Mortgagee's o~tion, Mort~agor vrill pay a"lste c~arge" not excee~ing four per centum (4~Jo) of any inatall-

3. If the total of the paymente made by the Mortgagor under (a) of paragraph 2 prec;eding shsll exceed the

inaurance preuuume, se the esae may be, auch excess shall be credited on subsequent paymenta to be made
