ALSOs All of Mortqaqor's undivided right, title and interest in and
'to a21 pumps, motora, drainaqe and irriqation equip~nent which ia used
in comm4n by Mortqagor, Royston C. Crane and Svelyn Hatcher Crane,
his wife, D-Threea, Inc., Sdward ~1. Fishback, and John W. Hrumback,
in connection with the maintenance of the citrus grove on the real
property described above and on citrus groves awned by said other
parties. -
THIS IS A PURCHASE MONSY STsCOND MORTGAG$ executed to secure the note
herein described and also the obligatic:. of the raortgagor under that
certain agreeraent between mortgagor and mortgagee dated September 2,
1966, consistinq of four (4) pa~ges and pertaining to the above
described 48.57 acre tract of land,
Mortgagor agroes that at such time as it has paid in full the note ~
securecl hereby that it shall not be enti~led to a satisfaction of
this mortgaqe by mortgagee but shall instead allaw such mortgage to
remain unsatisfied and the lien of this mortgage shall continue for
the pwrpose of securing the perfornrance of mortgagor's obligation
under the aforesaid September 2, 1966, agreement.
Mortgagee agreea that if, at any time within five (5) years from the
date of this mortgage, mortgagee shall cause mortgagor to pay an~
part or all of mortgagee's prorata share of the mortgagee's indebtedness ;
under the Connecticut General Life Insurance Company note and mortgage
identified in said September 2, 1966, agreement by reason of mortgagee's
default therevn, mortgagor shall have the right to set off any amounts
so paid against mortgagor's next due installment or installments of j
pr3ncipa~ and interest on the note secured hereby. - .
This mortgage f.s subject to that certain mortgage given by Royston C. j
Crane and Evelyn Hatcher Crane, his wife, to Connecticut General Life ~
Insurance Company, securing a note in the original principal amount ~
of $151,200, recorded in Official Records Book 138, Page 504, Public ~
Records of St. Lucie County, Florida, as modified by that certain I
Modification Agreement dated September 2, 1966, a d recorded on

The Mortgagor hereby covenanta and agrees to keep the nwrtgaged premises !
and the fixtures naw or hereafter located thereon in good order and #

repair; to permit, comait or suffer no waste, impairn?ent or deterioration ~
thereof; to preserve, maintain and care for any tf~aber, pastures, ;
orchards, citrus qroves, fields and other agricaltural developments now ;
or hereafter located thereon, including but not being limited to, ~
cultivation, spraying, clusting, pruning, fertilizing, liming, draining, ~
irrf.qating, protecting against damage by fire and replanting when f
~ necessary, all to be done in accordance with good husbaridry and the most ~
approved methods of aqri~ultural management. ~
