Grantors shall not sell or permit to be sold upon
lands adjoining those above described competitive gasoline, keresene,
diesel, lubricating oils and greases, tires, batteries and automobile
accessories, for such period of time as Grantee maintains a gasoline
service station on the above described property.
Grantors and Grantee agree that their respective property shall
be gradeci, paved and mainiained so a5 ta grovid~ at 3e~st a 34 foot
opening for free and unrestricted access between the described pro-
perty and the adjoining Howard Johnson's restaurant. The 30 foot open-
ing will adjoin the Okeechobee Road right-of-way.
Together with all and singular the tenements, hereditaments and
appurtenances thereunto belonging or in anywise appertaining, free
from all exemptions and right of homestead.
And the said individuals and partners covenant that they are
well seized of an indefeasible estate in fee simple in the said pro-
perty, and that tney have a good right to convey the same; that it
' is free from incumbrances, and that their successors and assigns, the

~ said grantees, its successors and assigns, in the quiet and peaceable
~ possession and enjoyment thereof, against all persons lawfully claim-
ing the same, shall and will forever warrant and defend.
IN WIZNESS WHEREOF, the sole partners and individuals, as
grantees, have executed these presents this Z3rd day of August ~
