CONSTRUCTION OF IMPROVEMENTS
2. Lessee agrees to conatruct at its eole cost and expense improve-

ments to include a building. drivewaya and parking area (herein referred to as
"Improvements") in accordance with the Plans and Specifications provided by Lessee and
McDonald's Syatem, Inc. , an Illinois corporation. Lessee at its own cost and expenae,
shall procure aIl necessary permits for the erection of the building aforesaid. If the
Lessee ahall fail to obtain all such permite, Iicenses and approvals, or if any governmen-
tal action, permit, license or approval is required for the erection by Lessee of a eign of
the sta.ndard type used by operators of McDonald's System, Inc. . in a location upon the
premises desired by Leasee and Lesaee shall fail to obtain such permit, license or

approval within aixty (60) days after the date of the last execution of this lease, the ~
Leseee may at its option cancel this lease by written notice to the Lessor and thereupon
this lease shall terminate without further liabilityto either party. Notwithstanding the
commencement date hereinabove, the Leasee ahall have the right to enter, occupy and
improve the demised premiaes from the date of execution of thie lease.
