Seotion 4.'Les~ee egrees to permit Lessor and the authorized repre-
sentatives of Lessor to•enter Lhe demised premises at all timea during
reasonable business hours for~ the purpose of inspectimg the same.
Section 5. Lessee agrees tL~ purchase, install and maintain-all at
his own eapense-the s' g::, including the arches, ~nd the trade
fixtures ar~d equipmenL in accordance With the pl~ns, specifications
and layout of McDon°~ld's System, Inc.
ARTICLE III
RENT
Section l. Lessee shall pay ~o Lessor as fixed rent (hereinafter
sometimes referred to as "basic rent") for said demised premises

in installments as follows:

advance on the fir st day of every calandar month.

In addition to the basic rental and the percentage rental
herein provided, the Lessee agrees to pay, as a further additionai rent,
all real estate taxes~and special and generel assessments which may be
levied or assessed upon the demised premises during the full term of this
lease or any extension thereof. It is agreed between the parties that
Lessor shali pay all taxes and assessments when due and that Lessee shall
promptly reimburse Lessor upon receipt of a photocopy of paid tax receipt.
The real estate taxes for the first and last years of the lease shall be
prorated to reflect the actual tenancy thereunder.
