Lessee covenants and agrees that he will, during
~he *erm of this lease, make any and all structural repairs to
said premises, including but not limited to, all structurai re-
pairs to the roof, exterior walls, interior walls, foundations,
supporting members, driveways and parking areas.

Without limiting or qualifying the generality of
any provision relating to the obligation of the Lessee to make
repairs and maintain the demised premises, the Lessee's obli-
gation to repair and maintain the demised premises and the im-
provements thereon shall specifically include the complete main-
tenance and repair of all exterior surfaces, including but not
limited to the ceramic tile, the f~loor and sidewalk surfaces,
ventilating systems, plumbing and electrical systems, driveways -

~ and parking areas. It is expressly understood that this lease

~ is net to the Lessor and that any and all repairs necessary or
required shall be at Lessee's sole cost and expense.
