any express or implied contract by Lessee, and any claim to or
lien upon said demised premises arising from any act or omiss~on
of Lessee shall accrue only against the sub-leasehold estate of
Lessee and shall in all respects be sub~ect and subordinate to
the paramount title and rights of the Lessor and the Fee Owner
in ~?nd to said demised premises and the buildings and improve-
ments thereon. Lessee will not permit the demised premises to
become sub~ect to any meChanics~, laborers~ or materialmen's ].ien
on account of Zabor•or material furnished to the Lessee or claimed
to have been furnished to the Lessee in connection with work of
any character per£ormed or claimed to have been performed on the
demised premises by or at the direction or sufferance of the
Lessee. -
ARTICLE VII
i;VSURANCE
SECTION 1. Lessee recognizes the need for adequate insurance
coverage by each and every member of the McDonald~s System, Ine,
and further Lessor is aware of the repercussions that could exist ~
should an operator sustain a large UI?i??G~?rP~ loss to a me~ber of s
the general public~ of the effect that this could have on the good

will of other operators as a result of extensive litigation~ and
adverse publicity, and therefore Lessee covenants and agrees for

; the benefit of himself, other operators, McDonald's System, Inco, ~

~ and Lessor, to have the required insurance issued at the direction ;

of Lessor so ~hat the latter will have proper~ immediate and con- "

` tinuing knowledge of the fact that Lessee is carrying the required F

; insurance. ~

~ Lessee further covenants and agrees that the Lessor in directing the :

issuance of. the required insurance does not do so as an agent, ser-
vant or employee of the Lessee, nor does the Lessor, by placement ~
