of the required insurance guarantee any losses sustained. All
losses not covered by insurance are the obligations of the Lesseee
Fcr the benefit of both parties, the necessary insurance outlined
above will be obtained from top-rated insurance companies only by
the Lessor.
SECTION 2. Lessee further covenants and agrees that it will at all
times during the term hereof at its own expense, maintain and keep
in force, for the mutual benefit of the Lessor, of the Fee Owner
and of the Lessee~ general public liability insurance against
claims for personal in~ury, death or property damage occurring in,
on or about the demised premises or property or in, or on or about
the streets, sidewalks or premises ad~acent to the demised premises
and products liability insurance or other similar insurance under
policies in form required by Lessor, against claims for personal
in~ury, illness or de~th on account of food and beverages consumed
upon or sold from the demised premises, such insurance to afford
protection to the limit of not less than Five Hundred Thousand
Dollars (~500,000.00) in respect to in~ury, illness or death of a
single person~ and to the limit of not less than Five Hundred '
~
Thousand Dollars (~500,000.00) in respeet to any one accident and ~
to the limit of not less than Twenty-Five Thousand Dollars '
(~25,000.00) in respect to property damagee
SECTION In case any action or proceedings shall be commenced
against the Lessor growing out of any such loss, cost damage or ex-
pense, Lessor may give written notice of the same to the Lessee and

thereafter Lessee shall assume and discharge all obligation to de- s
fend the same and save and keep harmless the Lessor from all ex- ~

pense~ counse2 fees, costs~ liabilities~ ~udgments and executions ~

in any manner growing out of, pertaining to or connected therewitho ~
