SECTION Lessee further covenants and agrees that it will at aIl '
times during the term hereof, at its own expense, maintain and keep
in force rental insurance in an amount not less than one year~s
basic rent insuring the basic rent under this lease with loss pay-
able to the Lessor.
SECTION 5. Lessee furtheT covenants and agrees it will at all times "

during the term hereof, at its own expense, maintain and keep in ~
force workmen's compensation insurance, plate glass and such other
insurance for the protection of itself and/or Lessor and/or the #
Fee O~.+ner as the Lessor may from time to time reasonably require. ~

SECTION 6. The lessee shall furnish Lessor and the Fee Owner with ~

a duplicate certificate or certificates of such'3nsurance policy or ~
policies, stating therein the number of each policy, the name of the ~
insurer, the amount of insurance under each policy and the date of ~
expiration of each such policy, and shall from time to time when- ;

ever required satisfy the Lessor and the Fee Oti,mer that such policy
or olicies is or are in full for ~
P ce and effect. ~

SECTION 7e If the building on said premises shall be rendered
untenantable by~fire or other casualty~ the Les$or will~ within
one hundred twenty (120) days from the date of said damage or de-
struction, repair or replace said building so that Lessee may con-
tinue in occupancy. It is further agreed, howaver, that the rent
herein required to be paid shall not abate during said period of
untenantability. It is further agreed that if said building

cannot be replaced or repaired in one hundred twenty (120) days ;

due to the inability of the Lessor to obtain materials and labor
i
needed therefor, any strikes, or acts of God, or governmental re-
strictions that.would prohibit, limit or delay~said construction, ~

then the time for completion of such repair or replacement shall be ~
