ARTICLE VII
SECTION Sa. Lessee further covenants and agrees that it will at
all times during the term hereof~ at its expense, maintain and keep
in force for the benefit of Lessor as the Lessor may direct, fire
insurance with extended coverage for the full insurable value of
the improvernents upon the premises, in so-called replacement cost
form (whereby the insurer will be obligated to pay the full cost
of repair or replacement). Lessor shall also place this insurance
for Lessee.
