apprnved by Grantor.
11. If ~ lot bordera a canal or lake, the bed o! the canal or lake and tbe watera above such bed are
not inaluded.
12. Portiona oi the Plat marked "Reserved" ie the prlvate pmperty of the Grantor and not aubject to
theae conditiona and restrictiona and the Grantor reservea the rtght to release in whole or in part any
restriction hereunder or to include in any contract or deed hereafter made any addiNonal reatrict~ve
covenanta providing same are not inconaiatent with these herein contained.
1H. Any and all rlgbts and reservstiona of the Grantor herein inclnded may be tr~na~en~ed or aa-
signed by the Grantor to a Property Ownera Aasociation or eome corporate or non-corporate organization
whcise purpose it is to prnvide for the welfare of Lakewoo~ Park. All purchasers oi reaidence property
are to be antomatically entitled to membership and votin righte ~n an association of Ownera to be fona-
ed for the purpose of enforcing the convenants and msintaining the high atandarda of Lakewood Park.
Ali ownera ahall be entitled to equal right~s in the use of streeta, psrk areas, lakea and canala and any
other use of prnperty which ahall be aet apart by the Grantor and be maintained by the Property Own-
ers Association when formed or a corporate or non-corporate organizaQon. Grantee will pay ~11 for
each lot to Grantor, hia nominees or asaigna, on February 1, of each year. said sum to be used for gen-
eral maintenance,
14. The Grantor reserves to itaelf the ruaus and ways shown on the Plat referred to herein and re-
servea the right st any time to dedicate all rnada or ways ahown on Plat to public use or to convey eame
to the State,. County or City or aay agency thereof.
16. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
by iqjuncNon in addition to any other remedy and failure of the Grantor to enforee a restriction herein
shall not be deemed. a wavier of a rigbt to do eo thereafter as to the same. a prior, or subsequent breach,
and Grantor shall not be held liable for said fa~lure to enforce any restriction herein. ~
16. All of the covenants and restrictions ahall remain in force until January 1. 1968, and ahall be
automatically renewed for each 6 year period thereafter nnlesa ownera of at least two-thirds of tt?e lota in
the development shall. at least sia months prior to any such renewal date, agree in wrlting to a change in
or an abrngstion of aay of the above covenants, and recorda auch wrlting so amending the aloreasid
covenanta
