THIS WARRANTY DEED, Made and executed the 25th day of May
19 66 . by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to ROBERT F. FLSMING and CSCELIA K. '
FlBMING, his wife,
whose postoffice address is 9204 Tuckerman Strset.
Lanham, Maryland
hereinafter cal2ed the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, spll, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) numbered 24 , Block numbered 5- , Unit numbered 8-8
LAKEWOOD PARK, according to the Plat thezeof recorded in Plat Book 11,
page 48 , Public Records of St. Lucie County, Florida.
TOGETHER with al~ the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever. ~
AND the Grantors hereby covenant with said Grantee ±hat they are lawfully ~
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to ~
said land and will defend the same against the lawful claims of all persons ~
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants ~:~al running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Book 252,
at Page 239 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 19 66 ~d subsequent years.
