is given at least thidy (30) days prior to prepay~nent; and. provided fnrther. that in the event the debt is paid in
full prior to maturity and at that time it is insored uader the provisioas of the National Housing Act. he will pay to
the mortgagee aa adjusted premium charge of ~e per centum (1%) of the original priacipal amoiwt theceof. except
that in ao event shall the adjusted preminm e:ceed the aggregate amount of premium charges wbich wonld have

Any deficiency in the anwunt d such aggregate monthly payment shall, unless made good by the mortgagor
prior to the due date of the ne:t such peyment, constitute an event d default under this moctgage. The modgagee
may collect a"late charge" aot to ezceed two ceats (2~) for each dollar (tl) of each payment mae thaa fifteen
(15) days in arrears to cover the extra ezpense involved in handling delinquent payments.
3. That if the total d tbe peyments made by the mortgagor under (bJ of paragraph 2 preceding shall exceed
the amonnt oE paymeats actually made by the ma~tgagee, foc g~ound rents. taxes and assessments and iasurance
premiums, as the case may be, such ezcess shall be credited by the mortgagee on subseqneat payments to be
made by t6e mortgagor. If, ho~vever, the monthly peyments made by the mortgagor under (bJ of paragraph 2 pre-

may be, whea the same shall become due and peyable, then the mortgagor shall pay to the mortgegee aay amount

or insurance premiwas shall be due. If at eny time the mortgagor shall tender to the modgegee in accocdance wit6
the provisions of the note secured hereby, full payment of the entire indebtedness represented thereby, the mort-
gegee shall, in compnting the amount d snch indebtedness, credit to the accoont of the mortgagot all paymeats
made under the praviaioas af (aJ of parag~aph 2 hereoE which the mortgagee has not become obligated to payto
the Secretery of Housing and Urban DeveloQment aad any balance remaining ia the funds accumulated nader the

sulting in a public sale of the premises covered bereby, or if the matgagee acquires the property otherwise after
