monthly installments hereinafter provided. The remainder of

pal balance. Commencing in January 1, 1967, and on the first
day of each and every month thereafter through Decemb~r l, 1967,
inclusive, the Purchasers agree to pay the Sellers the sum of

manth thereafter until December 1, 1972, inclusive, the Pur-
chasers aPree to pay the Sellers the sum o~':~125.00 per month,
said monthly installments to include interest at the rate of
sia (6~) per cent per annum which said interest shall °irst
be deducted from each monthly payment as hereinabove orcvided.
The Purchasers may also make prepayment in whole or in part of
said purchase price without penalt9 therefor. On the first
day of January, 1973, the Se11Frs agree to c~nvey the herein
before described premises by good and sufficient warranty deed
and to take ~ack a purchase money mortgage for the principal
balance then remaining unpaid. Said mortgage to bear interest ,
at the rate of six (6~) per cent per ann~~m and to provide
; monthly ~ayments of not less than .a125.00 per rrjonth.

~ On or before Jenuary 2, 1973, Sellers a~ree to furnish

Purchasers a purchasers pclicy of Title Insurance insuring to
the Purchasers the full amount of said purchase price against
loss or damage oy reason of defect in the title of the Seller
to the said described premises or by reason of prior liens ~

not assumed by the Purchaser under this agreement. '
The Sellers further aFree to transfer the nresent fire
insurance including all prepayments thereof to the Purchasers,
however, upon the expiration of prepayment, Purchasers assume ~
~ and agree to purchase and maintain insurance in the amount of

~ the unpaid balance of the purchase price with a loss payaole
clause to the Sell°rs for said unpaid balance. The .~ellers
further aaree to pay the real estate taxes for the 9ear 1966.
