all taxes, liens, or assessments accruing subsequent to
January 1, 1967, and throughout the remainder oP the term of
this contract.
The Purchaser assumes all hazards of damage to or destruc-
tion of any improvements now on said land or hereafter to be
placed thereon, and of the taking o£ said premises or any part
thereof ~or public use. ~

In case the Purchsser shall fail to make any payment here- ~
inbefore provided by the Purchaser to be made, the Seller may
make such pa~ment and any amount so paid by the Seller, to~ether
with interest thereon frcm date of p~sment until repaid at the
rste of ten (10~) per cent per annum, shall be repayable by the ~
Purchaser on demand, all without prejudice to any othEr ri~ht ~

the seller might have by reason of such default. ~

The Purchaser agrees that full inspection of said described ~
premises has been made and that neit~er the Seller nor assigns ~

shall be held to any covenant respecting the condition of any f
improvementa on said premises nor to any agreement for altera-
tions, improvements, or repairs, unless the covenant or agree- '
ment relied on be in ~riting and attached to and made a part ~
of this contract. '
Deliver3 of possession of the herein ~eacribed premises
shall be given the Purchasers on the lOth day of Septes?~:ber, 1966,
and the Purchasers agree to r~urchase said property for the
purchase price and upon the terms as herein recited and on the
first day of Jenuary, 1973, to give the Sellers a mortgage and

promissory note i'or the remainder of the unpaid balance all as
hereinbeiore set forth.
Time is of the essence hereof, and in the event the pur-
chaser shall fail to comnly with or perform any eondition or '

agreement hereof promptly at the time and in the manner herein ~
required, or within thirty days after the same shall become due, ~
the se2ler maS elect to declare all of the Purchaser~s rights
