hereunder tfrminated, and upon his doing so, all payments made
by the Purchaser hereunder and all improvements placed upon
the premises shall be forfeited to the Seller as liquidated
damages, and the seller shall have the riqht to re-enter and
take possession of the property; and if the Seller within six
months after such forfeiture shall conanence an action to pro-
cure an ad~udication of the termination of the Purchaser's

ri~hts hereunder, the Purchaser agrees to pay the expense of i
searching the title for the purpose of such action, together

with all cost~ and a reasonable attorney~s fee. ~
In the event this sale is not consuYrnnated, and such fail-
«re shall be caused by the Purchasers, then and in that event, ;

the payment this day made shall be retained by the Sellers as
liquidated damages for such failure.
This agreement shall be binding upon the heirs, executors,
administrators and assi~ns oF the parties hereto, providing,
hoWever, that this agreement may not be assigned or transferred
without the prior written consent of the Sellsrs.
