Together with all structures and improvements now and hereafter on said land, and fixtures attached thereto,
and all rents, issues, proceeds, and profits acctuing and to accrue from said premises, all of which are included
within the foregoing description and the habendum thereof; also all gas, steam, electric, weter, and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems. machines, appliances, fix-
tures, and appuctenances, ahich aaw are a may hereafter pedain to, or be used with. in, or on said premises, even
though they be detached or detachable.
TO ~U1VE AND TO HOLD the same. together with all and singular the tenements, hereditameats and appurte-
nances thereunto belonging or ia anywise eppedeining, and the reversion and reversions, remainder or remaindecs,
rents, issues, and profits theceof, and also all the estate, right, title, interest, homestead, dower and rigbt of
do~ver, separate estate. possession. claim and demaad ahatscever, as well in law es in equity, of the said mort-
gegor ia end to the same, and every part thereof, with the appudenances of the said mortgagor in and to the same,
and every pad and p~rcel thereof ~to the said mortgagee in fee simple.
And the mortgagor hereby covenants with the modgagee, that he is indefeasibly seized of said land in fee
simple; that he has full power and lawEul right to convey the same in fee simple as afoceseid; that it shall be law-
ful for the mortgagee, at ell times peaceably and quietly to entet upon, hold, occupy, and eajoy said land, and every
pad thereof; that the land is and will remain free from all encumbrances; that said mortgagor will make such furthec
assurances to prove the fee simple title to said land in said mortgagee as may be reasonably required, and that
