4) To permit, commit or suffer no waste,
impairment or deterioration of said property or any
_ part thereof, and to keep all improvements in good
order and repair; and in the event of the failure of
Mortgagors so to do Mortgagee may make such repairs
as in its discretion it may deem necessary, and the
full amount of each and every such payment shall be
i.mmediately due and payable and shall bear interest
from the date thereof until paid at the rate of six
and one-ha lf ( 6~ ) per cent per annum and together ~~-ith
such interest shall be secured by the lien of this
mortgage.
S) To pay the costs, charges and expenses,
including reasonable attorney's fees and costs of ab-
stracts of title, incurred or pa id at any time by Mort-
gagee because of or in the event of the failure of
Mortgagors to duly and £ully perform, discharge, and
comply with, each and every, the stipulations, agree-
ments, conditions and covenants of said promissory
~i note, or this mortgage, any or either, and said costs, ~
~ charges and expenses, each and every, shall be immedi-
~ ~
~ ately due and payable, shall bear interest from the
~ da te thereof until pa id a t the ra te of s ix and one-
~
ha 1f (62) per cent per annum, and together with such
interest, shall be secured by the lien of this mortgage.
6) That if all sums of money are paid as herein
~ specified and all agreements, covenants and conditions
are duly kept and performed, Mortgagee shall release
sa id premises to the party entitled, on receiving its ~
j reasonable charge; but if the principal or interest on
