ness referred to in this mortgage, and should any such
excess be charged or paid it shall be credited to the un-
pa id principal indebtedness.
11) That, in addition to all other things wh ich

at law or by convention are regarded as fixtures, all ~

shelving, counters, partitions, gas and electrical equip- ~
ment, air conditioning equipment, engines, machinery, oil ~

burners, stokers, and other heating equipment, awnings, ~

screens, storm windows, storm doors, shutters, water soft-
eners, and incinerators ~ahether attached or not attached
to any such building, are and shall be deemed to be fix-
tures and accessions to the freehold.
. . _ 12) That any part of the security herein described
may be released with or without consideration and without
regard to the amount of consideration furnished, without
in anywise altering, varying or diminishing tY~.e force,
effect or lien of this mortgage or any renewal or exten-
sion of it, and the same shall continue as a first lien
on all property not expressly released, until all sums,
with interest and charges, hereby secured are fully paid.
13). That no other security for the payment of the
indebtedness secured hereby shall be impaired or affected

l in any manner by the execution of th is instrument, no se-
~ curity subsequently taken by any holder of said indebted-
ness shall impair or affect in any nanner the security
given by this instrument, all additional security for the
payment of said indebtedness shall be taken, considered,
and held as cumulative, and taking of additional security
shall not release or impair any security, by endorsement
. or otherwise, previously given for the payment of said in- ~
debtedness.
14) That the words "Mortgagors" and "Mortgagee" ;
~ when used herein shall be taken to include singular and
~ plura~ number, as may fit the case, and shall also include
~ ~ the successors and assigns of the parties hereto. Each
and all of the terms and provisions hereof shall extend to
