simple; that it has good rigbt and lawful authority to sell and convey said land; that it hereby fully war-
ran~ts the title to said land and will defend the same against the tawful claims of all persons whomso-

1. No building other than one private dwelling and garage (carporte) shall be erected on this lo~
Tne dwelling shall have an inside livable floor area of at least 600 square feet and the gsrage (car-
portej at least 18Q square feet and shall be located aE least 30 feet from street or back line, 2b feet from

a manner as prescribed by the St. Lucie County Baard of Health. No drainage may be located within 2b
feet of an adjoining lot, 50 feet of a waterfront .Io~, or s30 feet of any weil.
5. No tent, trailer, or any temporary ~ype of structure ahall be use~ as a residence, and the lot
shall not be used for storing~ny msterials except construction in progresa.
6. No fence. wall, hedge, trees or shrubs which obstruct vision between 2~nd 6 feet ai~ove rnad-
ways will be permitted on any corner lot. And any fence, hedge or shrubl~e*y on a waterfront site that
is within 30 feet rf the water line can not exceed three feet in height.
7. No activity will be permitted which ia a nuisance or annoysnce to the neighborhood. Household
pets are permitted if not raaintained for any commercial purpose.
8. No sign can be displayed except one prnfzsaional sign or a"Sale" or "KenY' sign of not more
than one aquare foot.
