In the event of the failure or the refusal of the mortgagors, or their heirs,~l~ga1 representa- tives or assigns to pay this mortgage and the obligation secured hereby, both principal and interest, or the breaching or non-per- formance of any ~f the covenants or provisions of this~nortgage, then the mortgagee~ its successors or assigns, may, and is hereby autharized to take immediate possession of the above-described live- stock and fio sell the same at public sales to the highest bidder for cash, at the Court House in St. Lucie County, Florida, aftPr giv- ing fifteen (15) days' notice thereof as provided by law, and the proceeds of said sale shall be applied first to the cost of making said sale, and then to the payment of the amount of principal, in- terest and attorney's fees and court c~sts due upon this obligation, and the remainder of the proceeds,if any, sha11 be paid to the mortgagors or their legal representatives o~r assigns. And the said m~rtgagors do hereby covenant and represent that ~ they have fu11 right and power to encumber said property as above set forth, and that the same are free and clear of all other mortgages, i liens or encumbrances of any kind or nature whatsoever. And the said mortgagors further covenant and agree that all of said cattle, to- gether with the increase thereof, sha11 be kept in those pastures located in St. Lucie County, Florida, owned by the mortgagors.
