the grantor herebp covenants with ssid grantee that it is lawfully seized of said laad in fee
simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war-
rants the title to said land and will defend the same against th~ lawful claims of all persons whomso-
ever; and that said land is free of all encumbrances. :
This conveyance is made subject to tne follawing conditions and restricNons which shall be constru• :
ed as covenants real running with the land to wit:
Subject to existi~g easementa, if any and to easements shown on subdivision plat. ~
1. No building other than one private dwelling and garage (carporte) shall be erected on this lok .
The dwelting shall have an inside livable floor area of at least 600 square feet and the garage (car-
porte) at least 180 square feet and ahall be located at least 30 feet from street or back line, 25 feet from
side street lines and 10 feet inside lines of such lot. In case of single ownership o~ more than one lot,
~ thia covenant shall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex-
cept with express written approval of Grantor. =
2. No dwelling may be erected on a~and ar~a of less than 9,000 aquare feet. _
3. All plans, including plot plans, elevationa and fences must be first approved by Grantor or an ~
Association of Property Owners when formed and such construction when started must be completed ~
within 9 montha, '
4. No ou~side to:let facilities will be Fermitted and septic tanks must be erected and maintained in
~ a manner as prescribed by the St. Lucie County Board of Health. No drainage may be located within 2b
~ feet of an adjoining lot, 50 feet of a waterfront .lot, or 50 feet of any well.
b. No tent, trailer. or any temporary type of structure shall be used as a residence, and the lot
shall not be used for storing pnq materiala eacept construction in progress.
- 6. No fence, wall. hedge, trees or shrubs wh;ch obstruct vision between 2 and 6 feet above road-
~vays will be permitted on any corner lot. And any fence, hedge or shrub~?ery on a waterfront site that
is within 30 feet of the water line can not exceed three feet in height.
7. No activity will be permitted which ia a nuisance or annoyance to the neighborhood. Household
pets are pei-mitted if not maintained for any commerc:al purpose.
8. No sign can be displased except one profeasional sign or a"Sale" or "Rent" sign of not more
than one square foot.
