10. No iilling or dredging may be done beyoAd any lot line. nor shall any cutting of boat slipn or
similar excavatinR within the lot line be done; nor any bulkhead or sea wallbe buiit until ptans have been
apprnved by Grantor. ,

12. Portions of the Plat marked "Reserv~d" is the private property of the Grantar ~nd not suhject t4
these conditians and restrictions and the Grantor reserves the right to release in whole or in psrt auy '
restriction hereunder or to include in any contract or deed hereafter made any additional restrictive
covenunts providing same are not inconsistent with these herein cantained. - ~
28. Any and all rights and reservstian~ oi the Grantor herein included nuay be tranaferred or as- (
signed by the Grantor to a Property Owners Association or some corporate or non-corporate organization ~
who~e purpose it is to provide for the welfare of Lakewood PRrk. All purchasers of residence property {
are to be automatically entitled to membership and voting righta in an association of Owners to be form-
ed for the p~rpose of enforcin~ the convenants and maintaining the high standards of Lakewood Park.
All owners shall ~e entitled to eq~al righk4 in the use of streets, park areas, lakes and csnals and~ any
other nse of property which shall be set apart by the Grantor-and be maintained by the Property Own-
ers Association when formed or a corporate or non•corporate organization, Grantee will pay ~11 for
each lot to Grantor. his nom~nees or assigns.-on February 1, of each year, said sum to be uaed for gen-
eral maintenance,
14. The Grantor reserves to itself the ruxas and ways shown on the Plat referred to herein and re-
serves the right at any time ta dedicat~ all roads or ways show~n on Plat to public use or to convey same
tQ the S~ate, County or City or any agency thereof.
15. For the breach o€ any of the above restrietions. the Grantor shall be entitled to apply for relief
by injunction in addition to any other remedy and failure of the Grantor to enfotce a restriction herein
shall not be deemed a wavier of a right to do so thereafter as to the same, a prior, or subs~quent breach.
and Grantor shall not be held liabl~ for said failure to ~nforce any restriction herein.
16. All of the covenants and restrictions shall remain in force nntil January l, 1968; and shall be
automatically renewed for each b year period thereafter unless owners of at least two-thirds of the lots in
the development shall, at least six months prior to any such renewal date, agree in writing to a change in
or an abrngation of any of the above covenants. an1 recorda such writing so amending the aforesaid
