2. The total purchase price oF above raal and ~ersonal propert~ is iwen~y
Thousand Dollars (=20,000.00, of which 550.00 has been paid, with an additional
~450.00 to be paid upon the signing of this Contract by the second partics; and
the remainder of $19,500.00 is due gnd payable in monthiy principal and interest
p~yments as followss 5165.00 each on the lst da,y of each month, beginning 1~y 1,
1966. Said aonthly p~yments shall bs applied firat to interest and then on prin-
cipal; said unpaid principal balanaes from time to time shall bear intersst, after
~pril 1, 1966 at the rate of 6~ per annum, interest pa`yable monthly. `~'he second
parties shali have the right to p~y ar~y additional amount on any monthly p~yment
date or ~~*~s, and to prep~y the entire balaxice at ar~y time, all ~ithout penalty
or extra charge for s~ach privileges of ~rep~yment.
3. Ad valorem taxes on the ~roperty under sale shall be prora~ed as of date ~
of closing, ~rith the first parties pa4Ying for same to th~ date of cl~sing and the .
second parties reg~nning with the date of closing. Rents are to be prorated as of ~
April l; that is to say, first p~rtiea sre to receive rents until that date and
second parties are to receive rents after that date. Insurance is to be prorated
as of gpril l; second parties to pay to first parties for th~ir unused portion from
gpril 1 to Cctober 17, i9b6.
d. 1'he second parties agTee to pezznit no labor lien, or mechanic's lien to
be placed on above property. It is mutually ag~ceed ~hat this agreement on the part
of the seconC p~rties does not infer ar~y coneent on the part cf the iirst parties
to do ar~ything whiah might result in such a lien, as the firat parties ezoreasly
decl~r?e to give consent to aqy a:ts by the aecond parties ihich may involve encum-
bering of above property, or the clou@i~g of the title thereto.
