Lakea and Canals as shown on Plat of Lakewood Park.•but Grantee may not construct anything extend-
ing into or over the v?aters of the canals ~r lakea. No boats ahall be anchored off ahore in the canals or
lakes, and when not in use ahall be kept as closely adjs~ent to the 6ank as safety allows to the end that
navigation of the watsrn?aya will not be impeded. Any use of the canalQ or lakes shall be at the sole and
absolute risk of the persan so ~sing.
10. No filling or dredging may be done beyond any lot line. nor shull any cutting of boat slipa ar
similar excavating within the lot line be done; nor any bulkhead or sea wnilbe built until plana have been
approved by Grantor,
11. If a lot borders a canal or lake. the bed of tl~.e canal or lake and the waters above such bed are
not in~luded.
12. Port:ons of the Plat marked "ft~ser~ ed" is the privute property of the Grantor and not subject to ~
these conditions and restrictiona and the Grantor reservea the right to rclease in whole or in part any
restriction hereunder or to include in any contract or deed hereafter made any additional restrictive ~
covenants providing same are not inconsistent with these herein contained.
13. Any and all rights and reservatioas of the Grantor herein included may be transferred or ~a-
signed by the Grantor to a Property Owners Association or some corporate or non-corporate organization
whose purposs it is to provide for the welfare of Lakewood Park. All purchasers of residence property .
are to be automaticaliy entitled to membership and voting righta in an asso..iation of O~vners to be form-
ed for the purpose of enforcing the convenants and maintain:ng the high standards of Lakewood Park.
All owners shall be entitled to equal rights in the use of streets, park area~. lakQS and canals and any
other use of property which shall be set apart by the Grantor and be maini~ained by the Property Own-
ers Association when formed or a corporate or non-corporate organization. Grantee will pay all for
each lut to Grantor. his nominees or assigns. on February 1, of each year, said sum to be used for gen-
eral maintenance,
14. The Grantor reserves to itself the ruaas and ways shown on the Plat referred to herain and re-
serves the right at any time to dedicate all roads or ways shown on Plat to public use or to convey same ,
to the State, County or City or any agencY thereof.
15. For the breach of any of the above restrictions, the Grantor shall be entitled to apply for relief
by injunction in addition to any other remedy and failure of the Grantor to enforce a restriction herein
shall not be deemed a wavier of a right to do so thereafter as to the same. a prior, or subsequent breach, .
and Grantor shalrnot be held liable for said fai:ure to enforce any restriction herein.
16. All of the covenants and restrictions shall remain in force until danuary 1, 1968. and shall be
automatically renewed for each 5 year period thereafter unless owners of at least twathirds of the lots in
the development shall. at least six months prior to any such renewal date, agree in writing to a change in
or an abrogation of any of the above cavenants, and records such writing so amending the aioresaid
covenants.
