AND, except as herein c~therwiae stated, the said grantor, ;
for itself and its successors, does hereby covenant with the said grantee,
its ~uccessors and assigns: That the said grantor is indefeasibly seized
of said land in fee simpl~; that said grantor has full power and lawful ~
right to convey said land in fee simple, as aforesaid; that it shall be !
lawful for said grantee, its successors and assigns~ at all times peace- j
ably and quietly to enter upon, hold, occupy and en~oy said land; that

(b) Any easements, restrictions, conditions or limitations

in force and effect.
