existed on this date, reasonable wear and tear excepted. Should the
PURCHASERS fail to do so, the SELLER may make reasonable and necessary
repairs and do reasonable and necessary maintenance and charge the cost
thereof to the PURCHAS~RS, which cost shall be added to and be part of the
purchase price-and payable on the lst day of the next succeeding month,
7. The PURCHASERS shall place and continually keep on the
buildings now or hereafter situated on said premises and on the personal
property therein fire and windstorm insurance in the usual standard policy

form in a sum not Iess than full insurable value in such company or companies
_ as may be approved by the SELLER. All such policies shall contain the ~sual
clause making the loss under said policies payable to the SELLER as its
interest=may appear.
8. Upon the PURCHASERS having paid the sum of One Thousand ~

Five Hundred D~ollars ($1, 500. 00), excluding any amount paid for taxes and ;
insurance, but including the One Thousand Two Hundred Twenty-five Lollars
($I, 225. 00) deposit paid hereunder, and all monthly payments of One Hundred
Ibllars ($100.00), and all of the terms and conditions of this Agreement hav- ~

ing been met, ehe SELLER shall convey by Warranty D~eed in statu~or~ form
to the PURCHASERS, the said pieces or parcels of land herein described in
fee simple, free from any and all encumbrances that are not herein assumed ~

by the PURCHASERS. The balance of the purchase price at tl~t time shall be
evidenced by a mortgagP from the PURCHASERS to the SELLER, payable in
monthly installments of One Himdred D~ollars ($100. 00), plus an estimated i
amcunt of Twenty-five D~ollars ($25. 00) per month to cover taxes and insurance
on said property, and the balance to bear interest at the rate of 6. 6 per cent
per annum.
9. The time of payments shall be of the essence of this Contract. ;
