THIS WARRANTY DEED, Made and exec»ted the 2nd day of December

hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Flarida, viz:
Lot(s) numbered 17,18,19 . Block numbered 123 , Unit numbered 10
LAKEWO~D PARK, according to the Plat thereof recorded in Plat Book 11
page 29 , Public R~cords of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining. _
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said G~antee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity-to sell and convey said iand; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all~encumbrances.
This canveyance is made subjeet to.the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
div-i~ion plat. _ - •
2. Subject to restrictions of record recorded in Deed BOOk 244
at ~age 349 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year Z966 and subsequent years.
