WITNESSETH: That the Grantors for and in consideration of the sum of

TOGETHER with all the-tenements, her.editaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that-_they have good right nnd lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the Iawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division_ plat.
2. Subject to restrictions of record recorded in Deed Book 252
at Page 239 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 1966 and subsequent years. ~
