THIS WARRr1NTY DEED, Made and executed the 2nd day of December
19 66 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. ~IMONS, AS TRUSTEE,
hereinafter called the Grantors, to Terence K. Martin and Bertha O. Martin,

WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz: '

LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 32 , Public R°cords of S~. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HA~7E AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they ~re lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warr~at the title ta
said land and will defend the same against_the lawful claims of all persons ~
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall_be construed as covenants real runninq with the land to wit:
l. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Book 247
at Page 57 , Public Records of St. Lucie County, Florida.
