12. That, in order more fully to protect the security a~ this mortgage,
the mortgagor, together with, and in addition to, the mo~thly ~ayments under the '
terms of ths note sec~red hereby, on~ the ~irst day of each month until the said
note ia fully paid, and in addition to the vrovisions hereinbefore made, will pAy
to the m~rtgagee the follo~ving sums: -
(a) A sum equal to the ~rEmiums that will next become due and payable on
policies of fire and other hazard insuran~e covering the mortgaged property, plus
taxes and assessYnents next due on the mortgaged property (all is estimated by
the mortgagee) less all sums already paid therefor divided by the number of
months to elapse before one month priQr to the d~te when such prem~iums, taxes
and assessments will become due.
(b) All payments mentioned in the preceding aubsection of this paragraph
and a11 payments to be made under the note secured hereby syall be added together
and the aggregate amount thereof. shall be paid by the mortgagor each month in a
single payment due upon the first of each and every month hereafter.
Any deficiency in the amount of s;~ch aggregate monthly payment sha11, unless
made good by the mortgagor within thirty (3J) days next ~fter the same bec~mes
due and payable, constitute an event of default under this mortgage.
~ 13. If, hov~ever, the tnonthly payments made by the mortgagor under (a)
of paragraph 12 preceding shall not be sufficient to p~y taxes and assessments and
insurance premiums, as the case msy be, when the same shall become due and
payable, then the mortgagor shall gay to the mortgagee any amount necessary to
ma.ke up the deficiency, on or before the date xnen p3yment of such taxes, assess- ~
ments or insurance premiums shall be due. _
