(2) If the MORTGAGOR herein does not make the scheduled payments as they come due under the afore~ said lgt mortgage , then the MORTAGEE he~e at it~option, can make the said delin- quent payment s, adding said payment S made to ihe balance due under this mortgage deed. In the event that the MORTGA OR herein dces not make the scheduled paymenis as they become due under the aforesaid ~ lgt mortgage , then at the option of the MORTGAGEE ~ herein, the entire balance due hereunder can be decJared due and aayable in full on demand by ihe said MORTGAGEE herein. ~ (3) The MORTGAGOR herein shall not. further encumber this property, except by obtaining the permission ~ of the MORTGAGEE harein. (4) The MORTGAGOR herein will at the request of the MORTGa?GEE herein, refinance the first mortgage now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro- cesds of said refinancing ta be ap~lied against the unpaid balance due hereunder.
