SECOND PARTIES further agree to keep the buildings, aow or hereafter on said land, fully in- sur~d in a sum not less than $6,000.00, in a company or ~ I companies acceptable to FIRS'T PARTIES, the policy or ~ policies to be held by, and payable to FIRST PARTIES, and ~ in the event any sum of money beconaes payable by virtue of said insurance, the FIRST PARTIES shall have the right to receive and apply the same to the indebtedness hereby secured, accounting to SECOND PARTIES for any surplus. SECOND PARTI$S also agree to pay all costs, charges and ` expenses, lawyer's fees and title searches reasonably in- curred or paid by FIRST PARTIES because of the failure of SSCOND PARTIES to promptly and fully comply with all condi- tions and covenants in this agreement.
