monthly installment, after the~payment made this date,
shall be made on the monthly anniversary date of the

5. POSSSSSION: .
Delivery of possession of the leased premises to
the LSSSF.B shall be~made as soon as any portion thereof
is ready for occupancy, however, the commencement date
of this lease shall not have arrived until the entire
premises is ready for occupancy by LSSSEE.
6. FIRS INSIIRANC$: _
During the term of this lease, LESSOR shall maintain
~ and pay for fire and extended coverage insurance on the
d~nised premi.ses. LFSSOR covenants and agrees to use
j any insurance proceeds derived fro~a a losa sustained upon
the d~nised prem.ises in the prompt repair of the demised
premises, except in case of a complete destruction by fire

7. IIS$ OF PR~tISSS:
LBSS$E further covenants and aqrees that the demised
premises ahall, at all_times, be used for lawful purposes,
and in accordance with the ordinances of the City of Fort
~ Pierce, the laws of the State of Flori3a, and the laws of -
the United States of America. LESSEE covenants and agrees
to save LSSSOR harmless fram any violation thereof, should
a violation occur.
