PAYMBNT FOR I,~S_SOR' S CAPITAL IMPRUVEMSNTS: LESSE$ agrees to pay LESSOR, in addition to rent, monthly, for sixty months, one-sixtieth (1/60tlij of the total cost to LSSSOR of the capital improvements listed above, beginning with the cc~nmm¦~eence- ment date of the lease. LESSOR has contracted with O. C.
