under. Furthermore, shouid LSSSSS exercise the option to
purchase the demised premi~es, in accordance with the tenas
and conditions hereinafter stated in thiE lease, any portion
of the capital improvements cos~s not paid by I.SSSSE to
LB~SSOR at the time of consumation of the purchase, shall
be paid concurrent with the closing of the purchase of the
afore-described property by LSSSES from LSSSOR. - ~
23 . CONDE~SNATION: `
In the event any portion of the demisec~ pre~ises shall _
be condesnned during the term of this lease, or any renewal
thereof, such taking of any portion of the demised premises
shall not in any way diminish or.alter the obligations af
the LESSEE running in favor of the I,ESSOR hereunder. In ~
such event, the award made for such a takinq shall be used,
or so much as may be necessary shall be used, for the pur- ~
pose of paying the cost of any reconstruction work required

by such taking, and any surplus, if any, shall belong to
the LRSSOR. In the event tl.e award for such taking is in-
adequate to pay for the cost of such reconstruction, the
LESSOR shall pay the balaace thereof.
- 24. OPTION TO PURCHAS$:
It is understood that the LESSB.$ shall have the option
to purchase the demi.sed presnises at any time during the
first fifty-seven {~7? months of this lease. The purchase
price is hereby agreed to be SEVENTY-FIVS THOUSAND DOLLARS
($75,000.00) cash.
