, 25. OPTION TO RSNEW:
~ So long as L$SSSB shall perform and observe all of the
'"-covenants, agreements and undertakings of this lease on the
I,BSSES' S part to be perfonaed and observed, the I.SSSS$ shall
have quiet, peaceful and uninterrupted possession,-uee and
en3oyment of the premises. The ~.BS~.shall furthermore
have the option, under such circwastances, to renew this
lease for-an additional five years at a monthly rental of
SSV~T HUNDRSD DuLLARS ($700,00) per month, payable in ad-
vance, with the first and last months rent for the renewal
term to be paid on the.first day of the renewal tena. In
order to exercise the option to renew for the additional
five year term, LESSB~E must give LES50R written notice of
its intention to exercise the option to renew at Ieast
NID1S'TY (90y DAYS prior to the termination of the originaZ -
FIVE (5) YSAR term. It is hereby agreed that all of the
terms, conditions, covenants and undertakinqe contained in
the original lease shall continue-in the renewzl term with

be any option to renew after the F2VS (5~ YSAR renewal term ;

26. NOTICE: ~
Anything in this lease to the con~rary notwithstanding, ~
the LESSOR shall not be pezmittec3 to cancel this lease or ~

take advantage of the LESSEE'S c~efault, unless the I.ESSOR 3

has given to the LESSEE a notice in writing by Certified ~
Mail or b ersonal delive ~
