Pierce being satisfied by the parties of the aecond part~with the
possibility of refinancing said first mortgage being the sole
responsibility of the esid second parties, the parties of ~he first
part shall convey fee simple title by Warranty Deed to the parties
of the second part.
The parties of the second part shall receive full credit
tawards the purchase price for the $50.00 payment made Januarq 9,
. 1967, and the $350.00 payment payable January 14, 1967 and the
$400.00 payment payable January 28, 1967. Of each $160.00 mon~hly
payment to be made by parties of the second part as set forth above,
the parties of the second part shall receive a credit in the amount
of $98.50 towards the purchase price, and the balance of each of
the $160.00 payments per month as above set out, the parties of the
firat part agree to pay the real property taxea, insurance and the
manthly first mortgage payment at First Federal Savings & Loan
Association of Fort Pierce during the term of this agreement.
And in case of failure of the said parties of the second part
to make any of the payments or anq part thereof, or to perfoYm any of
the covenants on their part hereby made and entered into, parties
of the second part hereby specifically agree to mave out and vacate
the subject premises and aurrender same to the parties of the first ,
part and all of the monies paid in vader this agreement shall be ~
d efaulted and accepted as liquidated damages by parties of the
~ first part, and parties of the second part agree to execute any
n ecessary release to the~parties of the first part. ~
It is mutually agreed by aad between the parties hereto that
the_time of each payment shall be an essential part of this contract
and all covenants and agreements herein contained shall extend to
and be obligatory upon the heirs, executors, administrrators and
