WITNESSETH: That the Grantors for and in consideration of the sum of

TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee si.mple forever. '
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have qood right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of ail encumbrances.
This conveyance is made subject to the followinq conditions and restrictions
which shall be construed as covenants rea2 running with the land to wit:
1. Subject to existinq easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions-of record recorded in Deed Book 242
at Page 477 ,-public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 19~_ and subsequent years.
