I,ESSSES agree to pay for all utilities conswaed upon the premises during the lease, to maintain the repair of the premises in its present condition, to maintain and pay for all licenses current~y_in effect on the premises, to obtain and pay for Fire and Extended Coverage Insurance in the amount of not less than THRgS THOUSAND DOLI.ARS ($3,000.00) and Owners, Landlord and Tenants Liability Insurance in policy limits of not less than TWENTY-FIVE THOUSAND DOLLARS ~ ($25,000.00) for injury or loss of life to any one person t f and FIFTY THOUSAND DOLLARS ($50,000.00) for injury or loss ~ of life to more than one person in any single incident. ~ k The parties hereto agree that LESSES shall make no ~ ~ structural alterations in the premises without first having } i obtained the written consent of the I.ESSORS so to do. ~ I ~ If the building on the above premises is substantially ~ ~ i damaged by fire or other casualty, LESSEE may terminate ~ this lease at his option. It being specifically understood that any proceeds payable for the damage to the premises or its contents shall be made to the LESSORS.
