THIS WARRANTY DEED, Made and executed the 5th day ~f JanuBry
19 67 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Gr~antors, to p~ter Barile and Deborah Barile,
his wife

hereinafter called the Grantee: ~
WITNESSETH: That the Grantors for and in consideration of the sum of
$10.00 ~ , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz;

LAKEWOOD PARK, according to the Plat thereof recorded in Plat Book 11
page 19 , public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurte:.ances_thereto
belonging or in anywise appertaining. ~
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims af ail persons
whomsoever; and that said land is free of aIl encumbrances.
This conveyance is made subject to the following~conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed Hook 239
at Page 415 , Public Records of St. Lucie County, Florida. f
3. Subject to taxes for the year 19 66 and subsequent years.
