If any sum of money referred to be not promptly paid within FIFTSEN (15) DAYS next after the same becomes due, or if each and every tY?e agreements, stipulations, conditions and covenants of this agreement are not fully performed, aomplied with and abided hy, then the entire unpaid balance of this agreement sha11 forthwith and thereafter, at the s option of the FIRST PARTIES, become due and payabte and the estate heYeby created in SECOND PARTIES shall cease, termi- nate and be null and void. Furthermore, this agreement shall, at the option of the PARTIES OF TSE FIRST PART, be forfeited and terminated, and the PARTIES OF THE SECOND PART shall forfeit all payments tnade by them on this contract; and such payments shall be retained by the PARTIES OF THE FIRST PART in full satisfaction and liquidation of atl damages by them sustained, and the said PARTIES OF THE FIRST PART shall h~ve the right to re-enter and take possession of the pre- mises aforesaid without being liable for any action therefor.
