THIS WARRANTY DEED, Made and executed the 6th day of April,
19 66 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to CHARLES R. ALTHAUS

hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby '
acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain lanQ situate in
St. Lucie County, Florida, viz:

LAKEWOOD PA:tIC, according to the Plat thereof recorded in Plat Book 11,
page 27 , Public Records of S~. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AN~ TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good rig~it and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions ~
which shall be construed as covenants real running with the land to wit: ;
1. Subject to existing easements, if any and to easements shown on the sub- +
division plat.
2. Subject to restrictions of record recorded in Deed Book 242,
at Paqe 477 , Public Records of St. Lucie County, Florida.
