12. That, in order more fully to protect the security of this mortgage,
the mortgagor, together with, and in addition to, the mo~thly ~ayments u~der the
terma of the note secured hereby, on th~ first day of each month until the said
note is fully paid, and in addition to the provisions hereinbefore made, wi21 pay
to the mortgagee the follo;~,ing sums:
(a) A sum equal to the ~remiums that will next become due and payable on
policies of fire and other hazard insurance covering the mortgaged property~ plus
taxes and assessments next due on the mortgaged property (all fs estimated by
tne mortgagee) less all sums already paid therefor divided by the number of ~
months to elapse before one mon4'~ prior to the date when such premiums, taxea
and assessments will become due.
(b) AlI payments mentioned in the precedfng subsection of this paragraph
and all payments to be made under the note secured hereby shall be added together
and the aggregate amount thereof shall be paid by
t~e mortgagor each month in a
single payment due upon the first of each and every month hereafter.
Any deficiency in the amount of sach aggregate monthly nayment sha~l, unless
made good by the mortgagor within thirty (3J) daye next :fter the same becomes
due a~d payable, constitute an event of default under this mortgage.
13. If, hov~~ever, the monthly payments made by the mortgagor under (a)
of paragraph I2 preceding shall not be sufficient to p~y taxes and assessments and
insurance premiums, as the case may be, when the s~me shall become due and
payable, then the mortgagor shall cay to the mortgagee any amount necessary to
ma.ke up the deficiency, on or before the date ~vnen p3yment of such taxea, assess-
ments or insurance premiums shali be due.
