ducted from each monthly payanent with the
principal thereof to be applied to the unpaid
balance; and all remaining sums due, both
principal and interest, on the 6th day of March,
1977, shall be imiaediately due and payable, with-
out notice.
Upon the date that the parties of the second
part shall have paid a total amount hereunder,
upon the principal, of Three Thousand R~o Hun-
dred Dollars ($3,200.00), the parties of the first
part agree to execute and deliver to the parties
of the second part a warranty deed to said lands
and the parties of the second part agree to ex-
ecute and deliver a promissory note and mortgage
for all sums remaining unpaid hereunder, on said
date, to the parties of the first part, accord-
ing to the terms of this Agreement;
with interest at the rate of 696 per centum, per annum payable
monthly on the whole sum remaining from time to time unpaid; and
to pay all taxes, assessments or impositions that may be legally
levied or imposed upon said land subsequent to the year 1966, and
to keep the buildings upon said premises insured in some company
satisfactory to the parties of the first part in a sum not less
than Six Thousand Dollars ($6,000.00) during the term of this
Agreement. And in case of failure of the said parties of the
second part to make either of the payments or any part thereof, .
or to perform any of the covenants on their part hereby made and

entered into, their contract shall, at Che option of the parties
of the first'gart, be.forfeited and tercninated and the parties
. of the second part shall forfeit all payments made on this con-
tract; and such payments shall be retained by the said parties of
the first part in full satisfaction and liquidation of all damage
by them sustained, and said parties of the first part shall have
the right to re-enter .and take possession of the premiees afore-

said without bei~ag liable to any action therefore, and at the
option of the parties of the first part the unpaid balance shall
