Beginning at a point on the West right of way of U. S.
Highway No. l, 800 feet North of the South line of the SE~
of NW~t of Section 17, Township 34 South, Range 40 East,
thence turn and run West, Parallel with the South line of
the SE~ of the NW~ of said section, 300 feet to a point;
thence turn and run South parallel with the West line of the E~C
of NW~t of said section, 300 feet to a point; thence turn a~d
run East parallel with said South line, 430 feet to the
West right of way line of U. S. Highway No. 1; thence turn
and run Northwesterly along said West right of way line of
U. S. Highway,No. 1; 300 feet to the point of beginning.
Thie is a purchase money second mortgage and is inferior to the Firs
Mortgage held by FIRST FEDERAL OF MARTIN COUNTY, FLORIDA, in the _
~ original amount of $33,000.00, which mortgage the Mortgagors herein
, asswne and agree to ~ pay .

~ In the event that the Mortgagors default in any payment of condition ~
~ stipulated in any prior mortgage for a period of sixt~ir days, or in
~ the event of any default in a prior mortgage so as to cause such ~

~ prior mortgage to be accelerated and become due and payable during ~
~ the continuance of this mortgage, then the entire sums secured by
f this mortgage shall become due and payable at the option of the Mort
~ gage.
~ The Mortgagor covenants and agrees to make all payments and perform
all conditions and covenants called for in any prior mortgages now
incumbering the property, and in the event of default in any such
payment or payments, conditions or stipulations, the Mortgagee,
without waiving the option to foreclose, herein reserves the right
to make such payments, or perform such conditions or stipulations
so as to maintain the prior mortgages and prevent a foreclosure ther -
of. Any and all such sums paid or expenses incurred on behalf of
the Mortqagor, together with the interest thereon from the date of
payment at the rate of interest prescribed in the note underlying
this mortgage, shall be added to the Mortgage indebtedness and be
~ secured by this Morrgage.
~ Privilege is reserved to prepay this note and mortgage in whole or
~ in part, at any time without notice and without penalty.
