cabinets, incinerators, plants and shrubbery and all other equip-
ment and machinery, appliances, fittings and fixturea of every
kind in or used in the operation of the buildings and sxim~ing
pool located or standing on said premises, together with ar~y and
all replacement~ thereof and additions thereto, provided, however,
tha.t trade fixtures a,nd other personal fiztures of a~y tenants
now or herea.fter insta,lled are not intended to be included in
this provision; -
TOGE'TI~R with all awards heretofore and hereafter made
to the Mortgagor for taking by eminent domain the whole or any
part of said premises or ar~y easement therein, including ar~y
~ awaxds Por changes of grade of streets, which said awards are

~ collect and receive the proceeda of such awards and to give
